Real estate developers oradea  focused more on office projects in Romania this year, and less on retail and logistics projects. Some 165,000 sqm of office spaces were completed in Romania in 2014, up 40% year-on-year, three shopping centers totaling 70,000 sqm – the lowest level since 2006, and no major logistics projects.

“In 2014, the office segment registered deliveries totaling about 165,000 sqm, up 40% over the previous year. There were 14 new building delivered in Bucharest, 4 of them being reconversions of other projects,” Horatiu Florescu, president and CEO of The Advisers/Knight Frank, told local Mediafax.

According to Andrei Drosu, research consultant JLL Romania, most of the new projects in Bucharest were built in the northern part of the capital, and in center-west.

On the retail segment, the three shopping centers completed in Romania this year, namely Vulcan Value Center, Auchan Ghencea and Shopping City Targu Jiu, totaled 70,000 sqm, this being the lowest level since 2006.

The current stock of retail spaces amounts to 922,000 sqm in Bucharest and 1.97 million sqm at a national level.

On the other hand, no major logistics project was delivered in Bucharest this year.

Ungheria: il Pil è cresciuto del 3,6% a/a (anno su anno) nel terzo trimestre di quest’anno, ciò indica un rallentamento della crescita del Paese che nel secondo trimestre segnava un +3,9%. La riduzione del tasso di disoccupazione ha influito positivamente sulla dinamica dei consumi delle famiglie e l’ Economic Sentiment Indicator (ESI) è cresciuto andando a toccare il picco di Aprile scorso. Nello stesso trimestre, anche l’export ungherese è cresciuto dell’8,5% rispetto all’anno precedente. L’inflazione ha segnato valori negativi, mediamente nei tre mesi è stata pari a -0,4%.

Slovenia: nel terzo trimestre la produzione industriale è cresciuta in media del 6,2% a/a. La disoccupazione si è ridotta toccando quota 12,5% (minimo da inizio anno) favorendo le vendite al dettaglio che sono cresciute in termini reali del 2,2% rispetto all’anno precedente. Anche le esportazioni sono cresciute cosi come l’ESI che ha raggiunto il valore massimo degli ultimi 5 anni. L’inflazione è risultata lievemente positiva.

Croazia: La produzione industriale, durante i tre mesi, ha fatto segnare in media un risultato di poco negativo -0,2%  a/a. A pesare su questa media è il dato di Agosto (-6,2% a/a), è invece positivo il dato del mese di settembre (+5,5% a/a). La domanda interna si è ridotta; l’export ha avuto variazione positiva ad agosto (+1,6% a/a) ma decelerando rispetto al dato di luglio (+3,9% a/a).

Romania: il Pil ha segnato un aumento del 3,3% annuo, crescente anche rispetto al dato del trimestre precedente (+2,2%). Buone la variazioni riguardanti la produzione industriale e le esportazioni, rispettivamente +9,6% e +9,1% (anno/anno). L’ESI è l’unico indice che non è cresciuto, rimanendo stabile sui livelli massimi dell’ultimo anno.

Serbia: il Pil si è ridotto ancora nel terzo trimestre (-3,7% a/a). La produzione industriale si è contratta del 9,6% a/a, in particolare a decrescere sono stati i dati riguardanti i settori: energia (-38,9%), estrattivo (-29,6) e quello manifatturiero (-8,8%). Anche le esportazioni si sono ridotte (-10,6% a/a).

Albania: Le esportazioni si sono ridotte di -0,4% a/a nel mese di Agosto, il dato è meno negativo di quello medio del trimestre (-1,2% a/a).

Bosnia: Le esportazioni sono cresciute dell’ 1,7% ad Agosto. Anche la produzione industriale è tornata in territorio positivo (+4,0% a/a).

Russia: il peso delle sanzioni internazionali si fa sentire. Le crescenti difficoltà di reperire capitali e il calo del prezzo del petrolio hanno portato nuove spinte ribassiste sul rublo, generando rapporti di cambio simili a 48 RUB : 1 USD. Il tasso tendenziale di inflazione è salito all’8,3% ad ottobre (a/a), molteplici sono stati gli interventi della Banca centrale, tra cui anche l’innalzamento del tasso di riferimento, passato dall’8% al 9,5%. Il Pil è cresciuto dello 0,7%, sostenuto in particolare dal settore agricolo.

Ucraina: nei primi 9 mesi del 2014 il Pil è diminuito del 3,6% in termini reali, segnando, nella sequenza temporale dei vari trimestri, dati sempre peggiori. L’agricoltura è l’unico settore che cresce (+ 16% da gennaio a settembre). Anche in Ucraina si è assistito ad una svalutazione della valuta nazionale. A fine settembre l’ Autorità Monetaria ha abbandonato il valore di riferimento del cambio di 12,95 UAH: 1 USD. In pochi giorni la moneta ucraina ha perso un quinto del suo valore portando il rapporto di cambio a 16 UAH : 1USD. A metà novembre la Banca centrale è corsa ai ripari alzando nuovamente il tasso di riferimento (+ 150pb) portandolo al 14 %.

UPDATE 3-Banca Transilvania to buy Volksbanken's Romania business

VIENNA/BUCHAREST, Dec 10 (Reuters) - Banca Transilvania , Romania's third-biggest bank, said on Wednesday it would buy Austrian lender Volksbanken AG's Romanian business, in a deal that could mark the first move in a wave of sector consolidation in the eastern European country.

Neither side disclosed financial details of the acquisition although Banca Transilvania described the price as "reasonable" for both sides. The deal is set to close in the first half of 2015 pending regulatory approval.

The acquisition is an important step for Banca Transilvania towards its aim of becoming Romania's second-largest lender in a market some see as overcrowded, with too many banks grappling with weak lending growth and bad loans.

Shares in the lender were up 1.6 percent at 1239 GMT.

 

 

 

For its part, Volksbanken had to sell the business, in which it holds a 51 percent stake, by the end of next year under terms set by the European Commission in return for allowing state aid.

Volksbanken was rescued by the Austrian government after an over-ambitious expansion at home and in eastern Europe hit a wall in the global financial crisis.

"We were and we continue to be open to any opportunity in the market ... that makes sense for us," Banca Transilvania board chairman Horia Ciorcila said at a press conference in Bucharest. "Through this acquisition and organic growth we aim to become the second-largest bank."

Romania's largest lender is BCR, owned by Austria's Erste Group Bank. Romania's current No.2 bank is BRD , controlled by France's Societe Generale.

Banca Transilvania aims to increase its share of the Romanian market to 15 percent by the end of next year, up from the current 9.7 percent with assets of 7.7 billion euros ($9.5 billion). It calculates Volksbank's share at 3.5 percent.

Volksbanken, which failed this year's European stress test of banks' ability to withstand shocks, plans to turn itself into a "bad bank" to wind down remaining assets.

In October, Raiffeisen Romania CEO Steven van Groningen said consolidation in Europe's banking sector was unavoidable and could partly be triggered by health checks on lenders.

Volksbank Romania S.A. has 135 branches, 190,000 clients and total assets of 3.1 billion euros, Volksbanken said.
